Sullivan County has lots to offer for people of all ages and backgrounds; with 15 townships and still growing, no one could ever complain of boredom. This County is noted for its lively annual festivals, lively arts events or outdoor recreational activities. All you could ever ask for is in your very own back yard. Tourism has become the number one industry in Sullivan County New York. Sullivan County is recognized by outdoor enthusiasts, residents and visitors as an endless adventure of fun and excitement.  

There are tens of thousands of acres of publicly-owned and accessible park land that is available to hikers, bikers, horseback riders, hunters and campers. Seventy-three lakes, rivers and streams run through the heart of Sullivan County that allow for almost every freshwater sport imaginable. 

Although much change has and is happening, the best of what made the Catskills an old favorite still exists. Many resort hotels are still around and offering special packages at affordable rates. And of course, how could we forget the top notch trout fishing in the Beaverkill and Willowemoc rivers that adjoin at the Junction Pool in Roscoe, 19 PGA golf courses, outlet and antique shopping, kayaking, canoeing and rafting on the Delaware River, and a very artsy, festival-packed summer. 

Allow me to discuss some of the townships in brief detail, such as Monticello, Bethel, and Rock Hill. You can enjoy the full span of outdoor activity, such as the Monticello Horse Raceway and the Mighty M Racino. Monticello, among several other townships has become the potential home for various casinos. This move will not only put Sullivan on the map, but increase job opportunity and revenue by considerable amounts. There are also many shops, eateries, boutiques and businesses that lie along Broadway, making this a hot stop for tourists and natives alike. Bethel is the home of the original Woodstock site and has since become the stomping ground for annual Woodstock events. Here you will find the Bethel Woodstock Museum, which has focused many of its displays and events around Woodstock from 1969 – present. Today Bethel is one of the fastest growing communities of our county. It continues to be the center of county agriculture, which is the second largest industry in Sullivan County. The Bradstan County Hotel Bed & Breakfast and Cabaret draws many visitors to the area. Look for the Bethel Performing Arts Center, which is coming soon. Don’t be fooled, this will not only be a Performing Arts Center; this site will house a 4,800 seat pavilion, as well as a future conference center and music school.

Rock Hill

Rock Hill is a very picturesque community surrounded by the famous Lake Louise Marie, Lake Davies and various other lakes, rivers and streams. This township is very sought out because of its proximity to NYC; it is only 90 minutes from the GW Bridge in NYC. Rock Hill is also just 20 miles from Middletown and just 7 miles from Monticello, both locations have great shopping centers and lots to do. For those of you who are looking for a lovely and lively housing community, LOOK NO MORE! What’s happening in Orange County?

Orange County was established in 1683 as one of the original counties of the Province of New York. The county name originates from King William III of England, who was a Prince of the House of Orange. The earliest dated human settlement in North America is over 12,500 years old and can be found in Orange County. Mastodons roamed this very same territory and more of their skeletons can be found here than any place on earth. What is a Mastodon? A mastodon is a very large and extinct mammals of the genus Mammut, which resemble the elephant. 

Historical Information 

In 1609 Henry Hudson sailed up our Hudson River and anchored the "Half Moon" in Cornwall Bay.  

George Washington established his longest residency during the Revolutionary War in Newburgh. It was here that he founded the Order of the Purple Heart, and in 1850 Washington's Headquarters became the first Registered National Historic Landmark in the United States.  

The United States Military Academy at West Point has been the home of many great military heroes, such as Eisenhower and Patton. The oldest military academy in the United States stands over the Hudson River and is a very popular tourist attraction in the northeast. 

Orange is the only New York County located between two rivers, the Hudson on the east, and the Delaware on the west. At one time the Delaware and Hudson Canal connected these two rivers. A section of the D&H can still be seen in Cuddebackville along with a museum that displays canal artifacts and history. 

The ecological movement in the United States began here at Storm King Mountain, which overlooks the Hudson River. It was during this movement that environmentalists prevented a utility company from destroying the mountain. 

Nearby you’ll find Stewart International Airport. This airport was designated as an alternate site for landing a space shuttle, because it has one of the longest runways in the United States.  

Located just 40 miles from Manhattan, Orange County is one of the most attractive areas in the New York metropolitan area. We offer affordable housing, excellent school systems, a low crime rate, outstanding road, rail and air transportation, little congestion, and a wide range of recreational activities that offer great advantages for business and for living. You’ll be able to cruise the Hudson River and canoe down the Delaware. And how could I forget, the wonderful shopping experience at Sugar Loaf Craft Village and Woodbury Commons Outlet! A recent study conducted by the National Center for Real Estate Research evaluated the features of a home based on what each contributes to the selling price.

According to the study, the feature that can most dramatically increase the value of a home is an additional full bathroom, upping the selling price by a remarkable 24 percent. Installing an extra half-bath can add 15 percent to the selling price. A garage, a fireplace and a central air conditioning unit each add a little more than 12 percent to the home's market value. A laundry room located on the main floor of the home increases its value by 15 percent, while a basement laundry room can potentially reduce the home's overall value. Homes with raised or vaulted ceilings sell for 6.2 percent more than identical homes with standard ceilings. Each extra bedroom increases the price by 4.1 percent. A family room adds 7.3 percent, and a dining room is worth 6.2 percent. A view of the water adds 7.8 percent, but a golf course view is better at 8.1 percent. A home built on the waterfront is worth 18 percent more than the same home in a landlocked location.
